Residential Development

As a consultant who has had a longstanding relationship with a number of private developers and housing Associations/Trusts we are looking to expand this aspect of our business. We believe that the Civil and structural consultancy services, provided to these clients could also be of interest to you on your forthcoming projects. These services include the following:-

Phase I Report - Preparation of desktop study report including information collated from environmental database search, geological mapping, coal mining authority, site walkover etc followed by submission of proposals for site investigation to the local authority environmental department, prior to investigations proceeding.

Phase II Report - Utilising the services of local contractors with whom we have a long standing relationship, organize intrusive site investigation, recovery of soil samples, installation of gas wells and subsequent gas monitoring. Schedule chemical testing required on samples recovered. Preparation of site investigation report including proposals for substructure design and contamination remediation strategy if required.

Sub Structure - Preparation of structural calculations, general arrangement drawings and details for the chosen foundation solution and ground floor construction incorporating requirements for NHBC compliance and gas protection as appropriate.

Superstructure Design - Design and detailing of structural elements for houses/apartments of either traditional or timber frame construction i.e. structural steelwork, padstones, load-bearing masonry, lintels etc.

Preliminary Drainage Assessment – Carry out preliminary drainage design to determine options available for infiltration or attenuation to limit proposed outflow from site to existing levels. Preparation of a report, suitable for submission with a sewer connection application to the Statutory Undertaker, or to show compliance with the Code for Sustainable Homes.

External Hardstanding & Below Ground Drainage - Assessment of most suitable floor slab levels, to suit existing levels & proposed road levels. Preparation of design and details for external hard-standings, including specification of levels, drainage falls and paving construction thickness etc. Preparation of design and details for both private and adopted below ground, foul & storm-water drainage, including attenuation as required.

Liaison with the ‘Local Authority Highways Department’, sufficient to allow preparation of general arrangement drawings and details in respect of adopted roads and drainage.

Remediation Report - Completion of a remediation report to provide verification that the remediation has been carried out in accordance with the agreed strategy, including appropriate records provided from site (photographs, waste transfer slips, testing results for any imported material) and additional contamination testing as required.

Construction Phase Services – For example, liaising with sub contractors as may be requested from time to time, including, checking lintel schedules, appraisal of pre-cast concrete and engineered floor joist layouts together with roof truss calculations and layouts. Undertake site inspections/visits as may be requested from time to time.

All our designs are covered by our professional indemnity insurance and we are also willing to enter into a Collateral Warranty Agreement.
